1. Who this policy covers

This Privacy Policy applies to workwithcharlie.com (the "Site"), operated as the personal marketing presence of Charlie Peterson (NMLS #1632141), a Certified Mortgage Advisor licensed through Priority Home Mortgage, a dba of PFN Lending Group, Inc. (corporate NMLS #103098).

This policy governs information collected through this Site only. Once you advance to a formal mortgage application with Priority Home Mortgage, the privacy notice issued by Priority Home Mortgage under the federal Gramm-Leach-Bliley Act (GLBA) governs the collection, use, and sharing of your non-public personal financial information. That notice is provided at the time of application and supersedes this policy for those activities.

2. Information we collect

2.1 Information you provide directly

When you submit a form on this Site, we collect the information you choose to share. This typically includes:

• Portfolio Strategy Session form: name, email address, phone number, and the conversation topic you select.
• First-time buyer guide form: email address.
• Any optional notes or questions you include in a form field or in direct correspondence by email, phone, or text message.

We do not collect Social Security numbers, dates of birth, income documentation, asset documentation, or credit-report data through this Site. Those categories of information are collected only after you choose to begin a formal mortgage application with Priority Home Mortgage, on a separate secure system.

2.2 Information collected automatically

When you visit this Site, certain information is collected automatically by analytics services:

• Google Analytics 4 (Google LLC). Records page views, traffic sources, approximate location (typically city-level, derived from IP address and discarded after geolocation), device type, browser, and on-page interactions including form submissions. Google's privacy practices are available at policies.google.com/privacy.
• Microsoft Clarity (Microsoft Corporation). Records anonymized session replays, mouse movement, clicks, scroll depth, and heatmaps. Used to improve usability. Microsoft's privacy notice is available at privacy.microsoft.com/privacystatement.
• Server and CDN logs. Our hosting provider (AWS Amplify) and content delivery network record standard request data including IP address, user agent, and timestamp for security and operational purposes.

Neither analytics service is configured to collect form-field contents typed into the strategy or first-time-buyer forms. Microsoft Clarity is configured in masked mode for input fields; Google Analytics receives only the form-submission event itself (not the values).

2.3 Cookies and similar technologies

This Site uses cookies and similar storage to make the analytics services above function. We do not use advertising cookies. We do not run retargeting pixels. You can disable cookies in your browser, install the Google Analytics Opt-out Browser Add-on, or set your browser to send a Global Privacy Control (GPC) signal; we honor GPC where applicable.

3. How we use information

We use the information described above to:

• Respond to your request for a Portfolio Strategy Session, deliver the requested first-time-buyer guide, or otherwise answer the inquiry you sent.
• Schedule and conduct mortgage advisory conversations.

We do not use information collected through this Site for unrelated marketing of third-party products or services.

4. How we share information

We share information in these limited ways:

• Within Priority Home Mortgage. Information you submit through this Site is routed to Charlie Peterson so he can respond. If you advance to a formal mortgage application, your information is shared with Priority Home Mortgage (and its parent, PFN Lending Group, Inc.) to underwrite and process the loan. That sharing is governed by the GLBA privacy notice you receive at application.
• With service providers we use to operate the Site. Including, but not limited to:
  • GoHighLevel (HighLevel Inc.) for customer relationship management and form processing.
  • Google LLC for analytics.
  • Microsoft Corporation for usability analytics.
  • Amazon Web Services for hosting.
  Each service provider receives only the information required to perform its function and is contractually limited in how it may use that information.
• To comply with law. We may disclose information if required by subpoena, court order, regulatory request, or to enforce our rights.

We do not sell personal information. We do not share personal information for cross-context behavioral advertising.

5. Communications you receive

When you submit a form on this Site, you consent to receive responses by the channels you provided (email, phone, text). Text messages from Charlie Peterson are transactional and tied to your inquiry. Standard message and data rates apply. You may reply STOP to any text message to opt out, or unsubscribe from any email by following the link at the bottom of that email.

6. Data retention

Information submitted through this Site is retained as long as is reasonably necessary for the purposes described above, for record-keeping under applicable mortgage-industry regulations, and to defend against potential legal claims. When information is no longer needed, it is deleted from active systems or anonymized.

We use commercially reasonable technical and organizational measures to protect information collected through this Site, including HTTPS in transit and access controls at each service provider. No system is perfectly secure. If we become aware of a security incident that affects your information, we will notify you in accordance with applicable law.

8. Your choices and rights

You can:

• Decline to submit a form. The Site is fully readable without sharing any personal information.
• Opt out of analytics via the Google Analytics opt-out add-on, your browser's Do Not Track or Global Privacy Control setting, or by blocking cookies for this domain.
